Full Thermal Upgrade and Single Storey Extension
Project Overview
Located on Fairway in Alwoodley, this project involved a single storey extension and a comprehensive thermal upgrade of the entire property for a private homeowner planning for retirement.
The brief extended well beyond adding space. The goal was to create a warmer, more energy efficient and adaptable home, one that would support the couple in later life while maintaining the elegance and comfort of their existing property.

The Brief
The clients, aged 72 and 82, wanted to future-proof their home. Their ambition was to create a self-contained living arrangement on the ground floor, allowing for greater independence and accessibility in the years ahead.

Alongside the extension, a thermal imaging survey of the property was commissioned. The survey identified cold spots and areas of heat loss. Robinson Kinsey then implemented a full programme of insulation and window upgrades, including improved bay windows, significantly enhancing energy efficiency and overall warmth throughout the home.
The Approach
As with all Robinson Kinsey projects, the process began with a detailed site visit and in-depth discussion with the clients. Understanding not just the drawings, but the lifestyle ambitions behind them, was key.
Working closely with Mesh Architects, the team reviewed the plans in detail before submitting a full specification to a quantity surveyor. This ensured a comprehensive, transparent quote, complete with clear timescales and scope.
Robinson Kinsey managed the project from start to finish. A dedicated team of trusted trades, including joiners, plasterers, electricians, plumbers and window specialists, were coordinated under clear project management.
The company maintains a low project volume by design, allowing them to give full attention to each build. Weekly site meetings were held, supported by a dedicated WhatsApp group for day-to-day communication. The team worked consistent hours, 8am to 4pm, maintaining a clean, professional site throughout.
Midway through the project, it became clear that a full rewire and water supply upgrades were necessary to meet the clients’ long-term objectives. These were incorporated seamlessly into the scope, ensuring the finished home met modern standards and future needs.
Delivery and Craftsmanship
One of the standout features of the project was the bespoke steam room, which delivered a genuine ‘wow’ moment for the clients. The wet room and accessible layout were executed with precision, combining practicality with a high-end finish.
